BUYING A HOME IN THE PIKES PEAK REGION

Buying a home is more than scrolling through listings and scheduling showings. The right strategy starts with understanding what matters to you, what the market is doing, and how the pieces fit together.

I help buyers throughout Colorado Springs, Monument, Palmer Lake and the surrounding Pikes Peak region navigate the process with a clear plan, straightforward advice, and local expertise from the first conversation through closing.

A Better Way to Buy

START WITH YOU, NOT THE LISTINGS

Before we start looking at houses, I want to understand what you are actually trying to accomplish.

Where do you want to live? What does everyday life need to look like? What are your must-haves, your nice-to-haves and your deal breakers? How long do you expect to own the home? And what would make you look back a year from now and say, “We made the right decision”?

From there, we build the search around you.

Local Market Knowledge

Neighborhoods across the Pikes Peak region can behave very differently. I help you understand pricing, competition, property characteristics, location considerations and resale factors so you can compare homes with context, not just a list price.

A Search Built Around You

We'll create a focused search based on your priorities and adjust it as we learn. I can help you spot possibilities you might otherwise overlook and recognize when a home deserves a closer look.

Offer Strategy

Price is only one part of an offer. We'll look at the property, comparable sales, current competition, financing, timing and contract terms before deciding how to approach it.

You'll understand the strategy before you sign.

Due Diligence & Negotiation

Once you're under contract, there is still plenty of work to do. I'll help you navigate inspections, deadlines, title, appraisal, negotiations and the questions that inevitably come up along the way.

Communication You Can Count On

You shouldn't have to wonder what is happening with one of the biggest purchases you'll ever make.

I'll keep you informed, explain what comes next and make sure you know when a decision needs to be made.

THE HOMEBUYING PROCESS

Let's Talk

2

Build the Financial Plan

If you are financing your purchase, we'll coordinate with a lender so you understand your buying power and loan options before we get serious about homes.

3

Create the Search

We'll build your home search and begin narrowing down neighborhoods, properties and priorities.

4

Tour & Evaluate Homes

This is where the search gets interesting. We'll tour homes and evaluate more than whether you simply like them. We'll look at condition, location, value, potential concerns and how well each property fits your goals.

5

Write the Offer

When you find the right home, we'll review the market and build an offer strategy together. You'll understand the price, terms and tradeoffs before making the decision.

6

Due Diligence

Once under contract, I'll help you navigate inspections, title, appraisal, financing, deadlines and negotiations while keeping the transaction moving toward closing.

7

Closing

We’ll prepare for a smooth closing, handle the final details like final walkthrough and utilities transfer, and get the keys in your hand. Then it’s time to make your new house home.

8

Beyond Closing

My job doesn’t end at closing. Need a plumber, painter or arborist? Call me. I’m happy to be your local resource, and I’ll provide annual property valuations so you always know where you stand.

Not Ready to Buy Yet?

That's completely fine.

You don't need to have everything figured out before we talk. In fact, an early conversation can help you determine what needs to happen before you're ready.

Tell me where you are now and where you'd like to end up. We'll figure out the next step from there. & if your timeline turns out to be further out than your original plan, that's fine too. I'll be here when you are ready.

ASSUMABLE LOANS

Some homes with existing FHA and VA financing may offer an opportunity to assume the seller's current mortgage and interest rate. Assumptions aren't right for every buyer or every property, but when the numbers work, they are worth understanding.
